Lease Types

Modified Gross Lease

This type of lease rate generally includes the operating expenses but the tenant is responsible for their own utilities and cleaning service.

Triple New Lease (NNN)

This type of lease rate is base rent only. In addition, the tenant is responsible for operating expenses which is based on a per sq. ft. amount, plus their utilities.

Full-Service Lease

This type of lease generally includes all expenses with the exception of phones/internet. These properties are typically buildings that have single electric & water metes which make the division of the expenses difficult to determine. Therefore, utilities & cleaning services are included in the rent.

In any commercial lease scenario, tenants pay sales tax on top of the lease rate and are required to carry liability insurance.
